Production builders in the Chicago metropolitan region sold 1,528 new homes during 1st Quarter 2026 – the fourth highest quarterly volume over the last five years.
On a seasonally adjusted annualized basis, the 5,416 sales generated during the first three months of 2026 represented an increase of 3.9 percent compared to the 5,215 total transactions recorded in 2025.
The majority of region-wide activity remained in the suburbs where 1,445 new homes were sold during the 1st Quarter 2026, split between 858 single family detached residences and 587 among attached product forms (i.e., duplexes, townhomes and condominiums).
Suburban sales leaders during the 1st Quarter 2026 included Gleneagles by Pulte Homes in Lemont with 47 sales among three product lines, as well as D.R. Horton’s multiple collections at its Cambridge Lakes community in Pingree Grove and its Prairie Ridge development in Hampshire, with 43 and 39 sales, respectively.
Meanwhile, residential developers in the city of Chicago witnessed 83 sales during the first three months of 2026, up 38.3 percent from the same period in 2025. This surge was due, in large part, to strong activity at two condominium communities, Cirrus and The Reed, where 31 and 18 contracts were written, respectively.
D.R. Horton took over the top regional homebuilder spot during the January-March 2026 period (by a relatively wide margin) with 413 total sales, followed by Pulte and Lennar at 339 and 331 sales, respectively. Rounding out the top five builders were M/I Homes with 190 sales and Ryan Homes (67).
