On the heels of a strong 4th Quarter, Chicago area production homebuilders sold over 5,000 new homes in 2025 for just the fourth time in the last 15+ years. In fact, with 5,186 net contracts written during the most recent 12-month period, sales were up 3.3 percent compared to 2024.
Sales during the 4th Quarter 2025 were particularly strong in the suburbs led by the single family sector in sheer volume, albeit bolstered by a major uptick among townhome, condominium, duplex and villa sales. Overall, suburban Chicago posted 986 production sales during the October-December 2025 period, an increase of 19.5 percent year-over-year. Single family sales during the quarter were relatively flat compared to the same time last year; however, contract activity among townhomes and condominiums rose by 44.5 percent. Contributing to this significant jump was a 10 percent increase in the number of attached developments actively selling new units during the year.
In the city of Chicago, where new production housing consists entirely of multifamily for sale idioms (mostly high-density condominiums), sales were extremely soft during the 4th Quarter 2025 as just 26 net contracts were recorded during the three-month period. This reflects a 35.0 percent drop compared to the same timeframe in 2024.
The five national homebuilders active in the Chicago region continued to dominate the market with a collective 4,381 sales posted during 2025, equal to an 85 percent market share position. Lennar led all builders with 1,324 net contracts for the year, followed by D.R. Horton and Pulte at 1,224 and 895 home sales, respectively. Rounding out the top five were M/I Homes with 702 transactions and Ryan Homes with 236 sales.
